High quality public space will feature at the heart of the scheme that will deliver new green open areas, pedestrian friendly streets, soft planting, amenity lawns, informative native planting, more trees, a biodiversity zone, door-step play areas and open and covered break out spaces for the residents and the public to relax in and enjoy.

The vision for the landscape masterplan has been to create a sense of place at the center of the new community, with different character areas including “in the round” and "the meadow” which will provide flexible and accessible spaces for all ages and mobilities.

All of the buildings proposed in the new neighborhood at East Street have been designed to exacting standards, with all of the apartments meeting or exceeding national space standards. All have been designed to be highly sustainable with the inclusion of efficient energy systems to increase performance and reduce consumption.

The new homes in the scheme, will comprise of a mixture of one, two and three bedroom apartments that are generous in size compared to national space standards. All have their own private amenity space, with state of the art stylish internal specifications and environmental features.

The ecological benefits that the scheme will deliver are significant with the introduction of sustainable green technologies that will set a new benchmark for future development in Epsom.

The green technology within the scheme includes energy efficient LED lighting, photovolatic panels, air source heat pumps on each of the buildings, smart metering, a low temperature water plant reducing consumption and electric panels for space heating.

The scheme will also benefit from the reduction of embodied carbon through material reduction in the superstructure and considered material selection.

As part of the estate master planning, additional green technology will include measures to encourage greener modes of transport. We will provide 3 electric Enterprise hire cars, electric vehicle charging points and the introduction of a bank of 10 Beryl bikes, the first in Epsom and Ewell for the residents of the scheme, and all of the public to use.
